Improved Offline Support
Stay productive even when your internet connection isn’t reliable. If you go offline, you’ll still be able to view previously loaded pages you’ve already opened, with a clear prompt warning when a page can't be loaded.

Managing Making Tax Digital with confidence
Property Management
Managing Making Tax Digital (MTD) for landlords is now simpler and more transparent. Quickly record whether a landlord has opted in or out, opting in gives permission to share landlord information with the relevant third party MTD provider and which Reapit MTD partner they’re using, and rely on automatic activity logging for a clear record of changes. With simple reporting to track MTD status and updates, it’s easier to stay organised, informed, and confident you’re supporting landlord compliance.
Renters’ Rights Act & Rent Review Updates
Lettings
We’ve made a few helpful updates to support the Renters’ Rights Act and simplify rent reviews. Tenancies previously called Assured Shorthold are now clearly labelled as Assured Periodic where relevant, next rent review dates are calculated more accurately, and individual rent reviews now start with a clear “Started” status. These changes help keep tenancy records clearer and rent review activity easier to track day to day.

Renters' Rights Ready
RRA updates are included in this release but will not be switched on right away. They can be applied from version 12.225+, and we’ll confirm when your database is updated in due course.
Ensure fast, stress‑free Renters’ Rights compliance
Monitor and manage all qualifying tenancies. Set a tenancy type as an APT when adding new tenancies or update existing ones individually or in bulk. APTs are fully reportable through Power Reports and visible in tenancy grids.
Effortless Rent Reviews and renewals to Support Renters’ Rights Compliance
A new enhanced rent review feature makes it easy for agents to meet Renters’ Rights requirements by guiding every review from start to finish. Rent reviews can be carried out on periodic and renewal‑stage tenancies, with clear review dates, configurable review periods, and a simple checklist to keep agents on track.
All reviews are fully reportable through the Organiser and Power Reports, with a dedicated space for storing comparable evidence, giving you the clarity, structure, and oversight you need to stay compliant with confidence.
Built‑in Protection against rent bidding
Reapit now ensures every offer and tenancy is set up correctly by making tenancy type and offer amount mandatory. If a rent is entered above the advertised price, agents are alerted and must record a reason, helping to prevent accidental breaches of Renters’ Rights rules.
An optional safeguard prevents users from saving the tenancy when adding or editing a rent value unless it is within the allowed parameters, keeping every tenancy legally sound from the start.

Plus, any changes are clearly logged in the tenancy activity feed, giving you full transparency at every step.
